Create Conversations with the Zestimate Text

If you’re a fan of the Amazon detective series Bosch, you may have noticed a sign he keeps posed in his cubicle that reads, “Get off your [butt] and go knock on doors.” It’s his reminder that the best investigators beat the streets and talk to potential witnesses. Sales is no different. Conversations create opportunities, especially ones about real estate.
We recently spent the day masterminding with our top agents and one simple, effective database touch stood out – the Zestimate Text.
Here’s how the Zestimate Text works:
- Select a homeowner from your database.
- Look up their home on Zillow.
- Take a screenshot of the Zestimate for their home.
- Text the screenshot with the following: “I have thoughts on this. What do you think about this price?”
One of our MAPS Coaches shared that her client was starting each workday by texting this to 10 people in their sphere. Those 10 texts created enough lead-generation energy to keep them busy for the morning. And the outreach worked. The conversations yielded home valuations, listing appointments, and referrals.
According to Zillow, the median error rate for Zestimates is 3.2% for homes on the market and 7.5% for off-market homes. The National Association of REALTORS® reports that the median home price in the US for August was $407,100. That translates to Zestimates being off by an average of $13,000 for listed homes or $30,500 for unlisted homes. You can do better. You can share recent comps, recommend improvements, and discover homeowners’ real estate needs.
This simple tactic costs nothing, highlights your expertise, and triggers conversations about home values and the market. Go get ’em!
